Planning commission recommends approval of residential and commercial subdivisions at Ephraim Crossing

The commission recommended approval of a five-lot residential subdivision (Ephraim Crossing Estates Phase 5, parcel S-6195) and a three-lot commercial subdivision (Crossing Retail A, parcel S-6183x1) with the standard staff conditions for roads, landscaping and approved plans.
The Ephraim City Planning Commission on June 10 voted to recommend approval of two subdivision requests for the Ephraim Crossing area.
For Ephraim Crossing Estates Phase 5, applicant Joseph Gallagher with CVG-Ephraim South LLC proposed splitting part of parcel S-6195 into five single-family lots ranging from about 6,000 to 7,000 square feet. City Planner Megan Spurling reiterated that the proposal had been reviewed previously and recommended approval contingent on meeting the subdivision standards in the staff report. Commissioner Chevi Sutton moved to recommend approval; Commissioner Carol Jacobson seconded, and the motion carried.
The commission also recommended approval of a commercial subdivision, Crossing Retail A, to split part of parcel S-6183x1 into three lots intended for retail and restaurant development. Planner Spurling reviewed standard conditions, including road improvements, approved construction plans and landscaping requirements. Developer Mike Ballard told the commission the group expects to offer the lots for sale rather than develop them directly and hopes to begin this year. Commissioner Carol Jacobson moved to recommend approval; Commissioner Chevi Sutton seconded and the motion carried.
Both recommendations will be forwarded to the City Council for final action in the regular council process.
