Blair Township approves Zee Plaza minor subdivision, setback waiver and shared-drive agreement

Blair Township supervisors unanimously approved the Zee Plaza minor subdivision, granted a waiver to the township setback ordinance, and approved a shared-drive maintenance agreement at their June 10 meeting.
Stiffler McGraw submitted the subdivision for the Zee Plaza property in Hollidaysburg. Ben Piper of Keller Engineers and Eric Banks, representing Stiffler McGraw, told the board there is an existing water-and-sewer line beneath the plaza; the plan includes language to allow an easement for future maintenance or relocation and requires submission of water-and-sewer as-built plans.
Chairman Paul Amigh moved to add a waiver request for Setbacks (Ordinance 350-36.C) to the agenda because it had not been submitted to the township secretary within 24 hours; the board approved adding the item and then granted the waiver. The board then approved the minor subdivision plan and the shared-drive agreement, all by unanimous vote.
Why it matters: The approvals enable the property to be divided so one parcel can be retained for a veterinary office while the other will be used by Stiffler McGraw for office space. The addition of easement language aims to preserve the townshipability to maintain or relocate underground infrastructure if needed.
Next steps: Stiffler McGraw will proceed with closing and compliance activities; the plan requires submission of as-built water-and-sewer drawings and adherence to the agreed shared-drive maintenance terms.
