Toquerville — The Toquerville Planning Commission on July 8 approved the preliminary plat application submitted by Wall Construction Inc. for Phase 3 of the Parkside at Desert Mountain subdivision.
Applicant Troy Wall described the phase as a continuation of prior phases and said no rezoning was requested. Staff and a reviewing commissioner said the submittal met the minimum zoning and subdivision requirements; a preliminary drainage report was received and the final drainage calculations and construction drawings will be required prior to final plat approval.
An emailed comment from soon‑to‑be residents asked the city to uphold R‑1‑20 half‑acre zoning and to require adequate drainage to prevent flooding of adjacent properties. Staff responded that the proposed lots are one acre or larger and comply with the zoning ordinance; an HOA will be responsible for certain drainage features such as curb and gutter on the back easement.
The commission moved, seconded and voted to approve the preliminary plat, subject to the standard final‑plat and construction drawing reviews and any required drainage updates.
