Planning Chair previews Bear Hill duplexes; urges formal road-acceptance validation walk

Corey St. Germain, chair of the Planning Board, told the Select Board on May 5 that the Planning Board will hold public hearings on the Bear Hill development—four duplexes totaling eight homes—and on Chuckster’s parking expansion. He said the Planning Board will review subdivision requests and policy updates.
St. Germain urged a formal validation walk involving the Select Board, Planning Board, Road Agent and an engineer before accepting private roads as public, saying the step helps avoid warranty and quality problems after acceptance. "We need a formal validation walk before accepting private roads as public to avoid warranty/quality issues," he said.
The Planning Board will also review the use of outside consultants such as Central NH Planning and consider building in-house capacity; the discussion will continue at the next Planning Board meeting. The Select Board and Planning will coordinate to create a short validation-walk procedure and road-acceptance checklist for adoption.
