At its March 12 meeting, the Canaan Planning Board received a short‑term rental (STR) policy update from Michael Riese, who summarized discussions with planning officials in five neighboring towns. Riese said those towns generally aim to ensure renter safety, preserve neighborhood character and protect waterbodies; he and other officials told the board that getting owner compliance and enforcing rules are the primary challenges.
John Bergeron suggested Riese attend Master Plan sub‑committee listening sessions so the sub‑committee can hear the STR concerns directly. Nancy Rosenthal said that unless a compelling local issue emerges, the Planning Board should leave STR policy work to the Master Plan sub‑committee; Stephen Freese asked that STR be dropped from the Planning Board agenda in the near term.
Board members also discussed additional watershed protection. Bergeron proposed reapproaching the Selectboard with septic regulations the Planning Board had previously proposed following the Dec. 12, 2024 meeting. He also suggested the board consider adopting zoning similar to ordinances used in other towns to restrict development in drinking‑water watersheds, citing Deering and Meredith as examples. Claude Lemoi said such specific zoning would require considerable discussion and asked members to review options before the next meeting.
No formal motion or vote was taken on STR policies or watershed measures at the meeting; the board asked members to review the proposals and continue discussion at the next meeting.
