Cornell House project limited in scope: committee supports electrical and accessibility upgrades

The Project Review Committee reviewed proposed mechanical and exterior updates for Alpha Delta (Cornell House), focusing on a small electrical service building, an accessibility ramp and modest exterior changes to accommodate upgraded mechanical and electrical systems.

Project representatives said the intervention is intentionally limited and technical: a small, unoccupied electrical service building and equipment yard will house upgraded electrical distribution and provide a platform for an emergency generator. The design adds a handicap‑compliant ramp to permit cart deliveries to the kitchen and improve access to the lower level. The team also proposed small dormers for roof mechanical equipment, makeup air and exhaust fans; the dormer material was confirmed as copper.

Greg explained that the systems in the building are approximately 95 years old and the project is intended to replace rather than band‑aid mechanical and electrical systems; the proposal minimizes disturbance to the existing wooded slope and mature trees where possible. Board members asked for clearer graphics showing existing versus new elements and context images of the site's surroundings; staff (Nikki) confirmed the item will proceed to a public hearing as an unlisted action, with CIFs provided and a short‑form SEQR determination ready for review.

The committee did not take action at the PRC meeting; project representatives were asked to resubmit consolidated drawings and any updated materials prior to the planning board meeting so staff and board members can evaluate the package.
