The Project Review Committee reviewed a condensed presentation of the Southworks Gateway buildings (G1 and G2) at 2640 South Aurora Street and pressed the project team for clearer documentation of accessibility, grading and mechanical screening ahead of the full planning board review.
The project presenter said the team updated the site plan after the June meeting to add street‑lined trees, sidewalks, a crosswalk at the rear access road, parking‑island separation and improved pedestrian and bicycle circulation, including enclosed covered bike storage and public bike racks along the streetscape. The presenter described materials proposed for the facades — corrugated metal in a terracotta tone, fiber‑cement panels in several colors, aluminum composite panels for frame elements and amenity areas — and said the team expects traditional, cast‑in‑place foundations; they do not anticipate deep or driven piles but do expect to encounter and remove some bedrock.
Board members focused on access and visibility. Peggy Tully said the ADA route and how the trail connects through the site needs a clearer explanation: “I think you’re gonna really need to explain this ADA access a little better,” she said, asking for a site section showing grade changes and how a visitor would reach the lower plaza. The presenter replied that the rear of the site has about 17 feet of vertical grade change, making a ramp unrealistic; residents and their visitors would access the lower level through the building elevator and lobby, while the public would most likely use Upper Morse Place and on‑street parking to reach the pocket park.
Andy Rollman asked for a section through the site showing grades from Aurora Street through the building, and requested more detail on loading and drop‑off operations, rooftop mechanical equipment and how the team will screen condensing units. The presenter said there will be condensing units on the roof but that a tall parapet and screening studies should make them not visible from critical viewpoints; the team agreed to provide studies and plans to demonstrate that.
Max Fedefer, the committee chair, said the project should return with a clearer landscape master‑vision, site cross‑sections and the materials package so committee members can fully evaluate circulation and access at the full board meeting at the end of the month.
The committee did not take formal action on the project at this meeting; the presenters said they would deliver additional drawings and studies in time for the next meeting.
