Glenn Nealis updated the Walton Town Board on Feb. 10 about the Sheffield Estates project, saying the applicant met with the Village Planning Board in December and is awaiting site-plan preapproval. Nealis told the board he hopes to receive permits in April, after which the developer plans to contract for site work and list the first lot for sale to fund work on subsequent lots.
Councilman Leonard Govern asked whether the project has a timeline; Nealis said April is the target for permits and that marketing the first lot will enable progress on the remaining parcels. Supervisor Joseph Cetta asked whether there was a specific buyer entity in mind; Nealis said he has been taking inquiries from a range of businesses and will choose the buyer based on who meets the project requirements and can contribute most to job creation, which he described as a project goal.
No formal land-use approvals or votes were recorded on Feb. 10; Nealis said the project awaits site-plan preapproval from the Village Planning Board before moving forward with permitting and site construction.
