The Presque Isle Planning Board voted unanimously to grant preliminary approval to a subdivision and a preliminary site plan tied to the Presque Isle Industrial Council's proposed East Drive project.
Tim Roix, an engineer with BRSA representing PIIC, presented a plan to combine lots at 585 Edgemont Drive and 845 Skyway Street to create a new drive called East Drive and to lay out multiple industrial lots, including a cul-de-sac and road access. The plan preserves railroad access and is sized to allow tractor-trailer turning and fire-truck access. Roix said wetland boundaries were identified but that an updated wetland delineation could not be completed until spring thaw.
Roix also presented a preliminary site plan for lot 1 on East Drive: a speculative building with tractor-trailer access, employee parking, utilities to be extended (water, sewer, hydrants), and stormwater managed via an under-drained soil filter system. He said the PIIC sought preliminary approval so it can move forward with the next phase; the developer will return to the board only if DEP's stormwater-license review requires major changes.
Bruce Roope moved to approve the preliminary subdivision; Ward Gerow seconded. The board later approved the preliminary site plan for lot 1 on a separate motion; both motions passed unanimously.
