Presque Isle27s Planning Board voted unanimously on Nov. 6, 2025 to add "New and Used Vehicle Dealership" as a permitted use in the city27s General Development Zone (GDZ) after staff reported a request to allow a dealership at 87 State Street.
Tim St. Peter, deputy director, told members that much of the GDZ is city‑owned and that the Main Street corridor between Clukey27s Auto Parts and Aroostook Payroll reportedly lacks sufficient land for a dealership. St. Peter said he expects to propose a more comprehensive zone change in the future, including considering converting part of the GDZ to a Business Zone along Dyer Street to Park Street.
A motion by Dave Perry, seconded by Tim Vernon, to change the Land Use and Development Code under the GDZ to allow new and used vehicle dealerships as a permitted use passed unanimously. The board separately approved a motion by Bruce Roope, seconded by Rachel Murchison, to reassess GDZ zoning within the next year; that motion also passed unanimously.
The zoning text change allows dealerships as a permitted use in the GDZ; staff said a broader rezoning would be presented later if needed. The board did not record site‑specific approvals or conditions for any particular parcel at this meeting.
