Planning board approves Tyrent Park site plan at 31 Industrial Street with Utilities District condition

The Presque Isle Planning Board unanimously approved a site plan on Oct. 23 to divide the property at 31 Industrial Street, known as Tyrent Park, and develop space for Lucas Jarrett (d/b/a McGlinn’s Plumbing).
Tim Roix of B.R. Smith, representing property owner Greg Clark, described the plan as a division of the 2.3-acre parcel with an existing curb cut serving both resulting lots. The submitted plan includes ADA parking, room for tractor-trailer access to a loading dock, and space for snow storage; public utilities are already on the site.
Board members questioned lot size and whether the Utilities District had provided a written approval for service. Roix said he had spoken with the Utilities District manager and did not foresee hookup issues given the limited water use proposed (the building will contain only a bathroom), but the motion to approve the site plan included a condition that the applicant produce a letter from the Utilities District. The conditioned approval passed unanimously.
What happens next: the approval is conditioned on obtaining the Utilities District letter; staff and the applicant will follow up before permits or final approvals proceed.
