River Ridge authorizes RG Architects to redesign two gatehouses, plans financing for work starting 2026

The River Ridge Community Development District on Oct. 22 authorized Bowman Consulting Group to retain RG Architects, P.A., as a subconsultant to redesign two gatehouses at Pelican Sound.
Eric Long presented the RG fee proposal and said the work is a facelift — not demolition — and that RG previously designed several River Club facilities. The board discussed flood-zone issues, elevation certificates and coordinating monument appearance across neighborhoods.
Board members discussed booking the $62,500 expenditure as a reimbursable, invoiced to the CDD when financing is issued, and noted that design and permitting are expected to take 12 to 18 months. Mr. Krebs said a new elevation certificate may be needed and that original construction drawings may be scanned in project records.
On a motion by Kurt Blumenthal, seconded by Terry Mountford, the board authorized Bowman to retain RG as a subconsultant and authorized the chair to execute documents after review by district counsel and the district manager. Mr. Long will take the lead on neighborhood communications and Mr. Blumenthal will serve as the board liaison for monthly updates.
The board noted construction is expected to begin in 2026 and that subconsultant markup and existing agreements will be reviewed before execution.
