At its Dec. 11 meeting the Surf City Planning Board approved an amendment to the town's zoning ordinance to relocate foundation and final survey requirements from the complexes section (5.3) into the zoning‑permit section (3.8). Staff described the change as a cleanup to make where the surveys are required clearer to applicants.
Jeremy (staff member) explained the language requiring foundation and final surveys had been located in a subsection tied to complexes and multiple‑use developments even though the requirement applies broadly to all new construction. "For whatever reason, our current ordinance had the final survey requirements in a section related to a specific land use type," Jeremy said, and staff proposed pulling that language into the zoning‑permit section so the requirement is published and applied consistently across zoning districts.
The board made and seconded a motion to approve the amendment and approved it by voice vote. Chair (S2) and board members did not identify any substantive policy changes in the move; staff said the wording remains the same and the action is intended to reduce confusion for developers and the public.
Staff will publish the corrected ordinance language and reflect the change on the town's permit guidance materials so applicants and reviewers see the consistent requirement in the zoning‑permit section.
