The Wolfeboro Planning Board voted 7–0 on May 5 to approve a special‑use permit allowing construction of a single‑family dwelling, garage, driveway, deck and stormwater measures within the wetland buffer at 39 Brown Road (Case #2025‑24).
The Board accepted the resubmitted plans as complete after applicant representative Peter Cooper of Fernstone Associates said he had provided full‑size plan sheets and the Board confirmed a prior Conservation Commission memo had been satisfied. Chair Steve Webster read the earlier memo from Bill Scott and indicated the materials presented “satisfied the items listed in the memo.”
In deliberations, Roger Murray said the information provided at the meeting was sufficient to decide on the application, and the Board moved and seconded to approve. The motion passed unanimously.
The approval includes conditions common to site plans and special‑use permits: annotated plans, a survey stamp on the special‑use permit plan, and an engineer’s stamp on the special‑use permit plan. Board members noted the proposed house footprint is under the ordinance’s 1,800‑square‑foot threshold and that there appeared to be no practical alternative location on the lot.
The Board opened and closed the public hearing with no public comments recorded. The application was approved with the conditions listed by the Board.
