The Meridian Hills Town Council approved a variance Jan. 12 allowing a new house at 7575 Central Avenue to encroach 15 feet, 8 inches into the 30‑foot rear yard setback.
Applicant Mike Boyle presented diagrams and said the new house will sit slightly higher with a basement and include a revised drainage plan. Council members discussed drainage limits outside the Town’s dedicated right‑of‑way and noted the Town historically does not regulate drainage on private property. Boyle said he obtained a letter of approval from the neighbor to the north; Council President Walter Freihofer asked Town Attorney Sloan Schafer to prepare any necessary documentation reflecting prior Council conditions related to neighboring properties.
Council Member Craig Huse moved to approve the variance as presented; Council Member Cole Marr seconded. The motion passed 5–0 with no recorded public opposition in the minutes. Boyle said he contacted the power company about placing facilities underground, but the company said undergrounding was not feasible for that location.
The approval allows the encroachment as shown in the documents Boyle provided; the Council did not approve any grade changes beyond what's shown in the submitted plans. Staff and the Development Standards Committee will follow up to ensure the Town receives any necessary neighbor easements or documentation.
