The Planning Commission voted to adopt a set of revisions to the Hendersonville subdivision regulations that staff said are mainly technical and intended to clarify requirements used daily by the public-works and planning departments.
Planning Director Keith Free summarized the package as largely low‑impact changes of interest to public works: clarifications on access easements, construction-plan review and detail approvals, language ensuring ADA‑compliant paths from private property to public rights of way, updated notes for final plats, and bonding/surety language. Free said addendum items were added to align the regulations with a new state law that imposes decision timelines (30 and 60 days in different contexts), and staff will tighten completeness checks and return incomplete submittals so that the statutory clock does not start prematurely.
The commission moved and approved the resolution to adopt the proposed subdivision-regulation revisions; the motion passed electronically with seven yes votes. Free thanked planning, public works and fire staff for coordination. The commission also noted routine staff-level project lists and adjourned.
Adoption means the revised subdivision rules are now in force for planning and public-works review; staff noted the changes primarily codify practices already in place but add clarity tied to state statutory timelines.
