Plan Commission approves residential rezoning and certified survey map to create two house lots

The Plan Commission approved multiple land-divisions and rezonings affecting local residential development, including a zoning map amendment tied to a previously approved certified survey map for a parcel along South of Pearl (Parcel 33572) and a certified survey map application to split Parcel 33278 (41 Easton / Schmidt Road) into two residential lots.

When the rezoning for the first parcel was introduced, the record referenced the applicant variously as "Daniel Stump" and, later in the discussion, as "Daniel Stone." The commission approved the zoning map amendment for that parcel; the motion was seconded and carried without recorded opposition.

On Parcel 33278 (41 Easton, Schmidt Road), the presenter explained the applicant proposed dividing the parcel into Lot 1 (about 1.35 acres) and Lot 2 (about 1.0 acre). Staff noted two existing access points and recommended the plan with the condition that construction of a primary structure on either lot would require rezoning of that parcel to rural residential. The commission moved, seconded and approved the CSM per staff recommendations.

A staff member noted the CSM previously approved by the village board has not yet been recorded with the county; commissioners stated that recording is a condition that must be satisfied before follow-up approvals can proceed. Commissioners also exchanged brief comments about interest rates and residential permitting trends; 'Mr. Sherman' reported 122 new single-family residential permits year-to-date, up from 108 the prior year.

Both the rezoning and the CSM were recorded as approved on the transcript with no opposition.
