The City of Hartford Plan Commission on May 11 recommended approval of the final plat for Fairway Meadows 1, the first phase of a Home Path Financial Limited Partnership subdivision that will ultimately include up to 105 single-family lots. The Phase 1 final plat covers 55 lots and one outlot on land annexed in 2021 and December 2025.
City Planner Jacob Maas reviewed the project history and staff comments. He said the overall development concept includes 105 single-family lots on a proposed 63.849-acre subdivision; Phase 1 contains 55 single-family home lots totaling about 25.21 acres. Maas noted the Common Council previously considered and approved earlier plat stages (Resolution No. 3713 and Resolution No. 3751) and that the sale/annexation history is reflected in council records.
Staff comments included Fire Department access requirements per NFPA 1—minimum clear widths, vertical clearances and turning radii—dead-end access limitations and maintenance of fire lanes. Engineering, planning, water and electric staff reported no unresolved objections, although the developer was advised to coordinate with Mike Thimm on cable routing and cost estimates for electric service.
Member Scott Henke moved to recommend approval of the final plat to the Common Council; Scott Roethke seconded and the motion carried. The commission’s recommendation goes to the Common Council for final approval and subsequent subdivision plat recording.
