Garrett Park council gives architects detailed direction on Town Hall renovation; bid set expected by June 2026

The Garrett Park Town Council provided detailed direction to Wiedemann Architects LLC on outstanding issues affecting the Town Hall renovation construction documents and asked staff and consultants to avoid redesign work during the Construction Documents Phase.
Key directions included conditioning the existing and proposed attic spaces with a dedicated HVAC system and providing a wet sprinkler system; exploring a separate whole‑house water leak detection system (the town is less interested in a water filtration system); re‑using the two existing HVAC units; replacing interior doors with new solid wood doors and improved hardware; protecting the existing stained glass but excluding its repair from the contractor's scope; and evaluating two interior thermal panel options for the historic windows (an Indow compression acrylic panel and a glass/metal “slip” system). The council agreed the bell tower repair/refurbishment scope and finial refurbishment should be explored separately and possibly added to the contractor scope depending on vendor proposals. The council also confirmed a proposed 3‑foot clear access under the new addition crawlspace, encapsulation per the JES Foundation Repair proposal, and a 9‑6" ceiling height in the Rear Hall.
Wiedemann Architects advised that a test pit to confirm the location and invert elevation of the existing sewer line may require a change order; the council will discuss any proposed change order at its February meeting. Mr. Greg Wiedemann said he expects to have a construction bid set ready by June 2026. Mayor Keller said he has established a small design committee (Mayor Keller, Town Manager Barbara B. Matthews, and resident architect Karl Miller) to review product selections, and Wiedemann Architects will present product recommendations to that committee for approval.
Next steps: staff will return with any proposed change orders in February, the architects will report on window thermal panel options at the next meeting, and the town will continue toward a June 2026 bid set if the schedule holds.
