Planning commission recommends rezoning at 200 North and 400 West to allow business expansion

The Ephraim City Planning Commission closed a public hearing on Aug. 27 and recommended that the city council rezone property at 200 North and 400 West from general commercial (C‑2) to industrial to permit expansion of an existing business.

The commission heard from the applicant, who identified himself as Craig, and from Paul Freeman, a neighbor who said he owns three acres immediately east of the parcel. Craig told the commission the expansion requires moving the building footprint north and east to accommodate a 60‑foot fire lane/setback. Freeman told the commission, “I’m happy with a 60 foot setback,” and said he and the applicant agreed the neighbor would share the cost of an 8‑foot Rhino Rock wall; staff noted anything over 7 feet for a fence or wall requires city council approval.

Staff and commissioners discussed map accuracy and property lines; staff said the city’s online zoning map is approximate and that the rezoning would change the mapped color in the affected area to industrial if approved by the council. The public hearing was closed by motion and the commission then voted to recommend approval of the rezoning request.

The commission’s recommendation now goes to the Ephraim City Council, which will consider the rezoning and any related requests (including the neighbor’s request for wall height approval). The chair said the council will see the item next week. There was no roll call published in the transcript of the commission vote.
