Board approves mixed-use West Montauk project after requiring lower height and additional facade windows

The Architecture Review Board approved a three-building project at 292 West Montauk Highway in Hampton Bays with conditions that the applicant reduce certain tower heights to 35 feet or less and add windows or awnings to break up the street-facing mass.
Ralph Michelle, drafter for the applicant's architect, and David Gilmartin (presenting for the applicant) explained the design: a two-story office/medical building fronting the highway and two warehouse buildings set to the rear. The board said the street façade appeared monolithic and recommended adding windows and canopies to create shadow lines and relieve the “tower” effect.
The architect agreed to lower the cornice and freeze board to comply with the 35-foot height limitation and to revise elevations to mimic the rear middle column’s window pattern on the front. Board members also discussed sight distances, parking and potential signage; the board asked the applicant to return with signage proposals or to seek subsequent ARB review for a monument sign.
The motion to approve included the height adjustment, additional windows/awnings to break the massing, and follow-up on signage; the motion passed by voice vote.
