Conservation Commission approves septic upgrade and variance for 71 Ledgewood Drive

Chair Chris McIntyre announced the Conservation Commission closed the public hearing and approved a septic upgrade at 71 Ledgewood Drive.
Colin McSweeney of McSweeney Associates presented the proposal on behalf of applicant Patricia Richardson to replace a failing system with a Title V‑compliant system including a 1,500‑gallon septic tank and a Geomat leaching system located in previously disturbed lawn. McSweeney told the Commission the proposed layout increases the setback from the bordering vegetated wetland and includes siltation barriers and construction fencing to limit impacts.
“Motion: Close the public hearing for NOI 26‑05 at 71 Ledgewood Drive and issue an Order of Conditions with standard conditions,” moved Chair Chris McIntyre, and the motion passed on a 6–0 roll call vote. The Commission also voted 6–0 to issue a variance for work within the 50‑foot buffer as shown on the approved plan.
The Order of Conditions requires standard erosion controls and prohibits tree removal; the applicant indicated no trees will be removed. The Commission recorded the roll call votes: Tom Bell—Aye; Steve Magnell—Aye; Kathy Berigan—Aye; Will Ashton—Aye; Sanji Fernando—Aye; Chris McIntyre—Aye.
The decision follows Commission review of alternatives and the plan’s mitigation measures. The project may proceed subject to the issued Order of Conditions and the variance.
