The Elk Township Combined Planning and Zoning Board unanimously approved a site‑plan waiver on May 20 for an auto‑body shop at 893 Aura Road to allow used‑car sales within a designated 10,500‑square‑foot area.
Tom Bailey, the owner and applicant, told the board the property is ‘‘being used for an Auto Body Shop and Used Car Sales.’’ Board Engineer Steve Bach said the waiver sought is limited to the 10,500‑square‑foot area shown on the plan and ‘‘nowhere else on the property.’’ Bailey agreed to conditions laid out to the board, including placing new gravel in the sales area, keeping only vehicles actively being repaired or for sale at the front of the property, coordinating with the Zoning Officer about activity in the rear, and having any U‑Haul signage or associated use reviewed by the Zoning Officer.
The board had no public speakers on the application. Ed Wolf moved to approve Application SP‑26‑01; Al Richardson seconded. The roll‑call vote was Yes: Nicholson, Goetsch, Richardson, Smith, Wolf, Hughes and Afflerbach; the motion carried unanimously.
The approval authorizes used‑car sales only within the specified lot area and attaches the applicant’s agreed conditions. The board did not identify any further requirements in its motion; any enforcement or additional review of the rear yard activities and U‑Haul signage will be handled through the Zoning Officer as noted by Bailey.
