Senior Planner Joseph Bauer summarized the Richlands Heights II conditional rezoning (CREZ-2026-00004) and the board discussed pedestrian improvements during the June 4 meeting. Chairman Marilyn Bunce asked that the condition requiring sidewalks be specified to match the ordinance’s prescription; Joseph Bauer said the condition could be modified if the applicant agreed. Applicant representative Ricky Ward confirmed, "he agrees to the modified condition for sidewalks." The Board then voted unanimously to recommend approval and approved the consistency statement for the conditional rezoning.
Board member Timothy McCurry later asked whether the project must go through the TRC (Technical Review Committee) process; Joseph Bauer confirmed it must. Staff provided updates on upcoming items; there were no public comments. The meeting adjourned at 7:54 p.m.
The Planning Board’s action is advisory and will be forwarded to the Board of County Commissioners for final approval; any final design, sidewalk installation responsibility and timing will be addressed in subsequent reviews and in the conditional zoning documentation.
