The Southampton Planning Board on July 9 handled a series of routine and procedural items: covenant amendments were approved or set for public hearings, an agricultural construction permit was conditionally approved, and the board set multiple public hearings for August and September.
The board approved a covenant amendment for 44 Northside Drive (Lot 17, Northside Hill Section 1) allowing a maximum clearing of 50% under the aquifer protection overlay; staff reported an updated survey showing approximately 35.9% clearing and the planner said he would inspect the site to verify calculations before finalizing the record. The board voted in favor.
The board also conditionally approved an agricultural construction permit for God’s Country Tree Farm at 200 Majors Path to construct a 10,000‑square‑foot barn for nursery/landscape operations, adding conditions that require the staging area be shown on the site plan, restrict outdoor storage to approved areas, require shielded downward‑directed lighting reduced to 10 feet, and subject erosion and sediment control to town engineer approval. Bill Kelly, the applicant’s authorized agent, responded to technical questions about staging, lighting heights and refuse handling.
The board extended the SECRA adequacy review for the final environmental impact statement (FEIS) for 94 Dune Road until July 23 to allow additional technical review of wetlands and flooding issues. The board also scheduled public hearings: 11 Fox Hollow was set for Aug. 27 (covenant amendment), Southampton Deep Blue Sea (cannabis retailer/former nightclub) for Aug. 13, and a paddle‑club application at Lecan Court for Aug. 22. Several subdivision and site‑plan applications were deemed incomplete (1240 Majors Path and a large North Sea Road pre‑application) pending additional maps and analyses.
Finally, the board approved a six‑month extension for revegetation compliance for a prior site disturbance (Pasinelli), acknowledged signed plans and adjourned.
