The extension request came from Tony Morales, senior vice president at Cornerstone of Rhinebeck, who told the board the applicant had completed most outstanding items and now needs to replace an unexpectedly located septic tank and finish required landscaping along the northern property line. "We're just looking for an extension," Morales said, adding that testing reports and other submissions have been provided to the town's consultants.
Board members pressed for a firm timeline and consultant confirmation before allowing a long open-ended approval. A board member asked CPL to verify submissions and the full list of conditions; another member said the town could pursue enforcement if conditions were not met. The chair and multiple members indicated a preference to set a December 31 deadline and allow the applicant to return if more time proved necessary.
The written resolution read by the chair states the planning board grants Cornerstone an extension "from 07/01/2026 through 12/31/2026 to satisfy the conditions of approval set forth in the planning board's 07/01/2025 resolution of conditional approval." The board noted the applicant will coordinate with consultants and that the chair can sign off administratively after consultants confirm completion. Planting was discussed as likely beginning around Oct. 15 and finishing by early November.
The board did not record a roll-call tally in the minutes; the approval was taken by voice vote. The chair directed the applicant to keep consultants informed and confirmed that any failure to meet the deadline could result in further town action. The planning board then moved to the next agenda item, Camp Rising Sun.
The planning board scheduled no additional action on the item beyond consultant verification and administrative sign-off once conditions are confirmed.
