The Ellettsville Plan Commission on July 9 approved the Ferris development plan (PC26-24), a minor subdivision of four single‑family lots at 5010 North Lakeview Drive.
Planning staff recommended approval, telling commissioners the plan meets the town’s Unified Development Ordinance and that the technical review committee had no outstanding changes. "The Ferris development plan meets all minimum requirements of the Ellettsville town code," staff said. Staff noted the plan does not require public infrastructure creation for a minor subdivision and that North Lakeview Drive is town‑maintained.
A nearby resident, Jeff Langley of 5020 North Lakeview Drive, asked whether the houses would be for sale or rental, whether they would be one- or two‑story, and whether there would be any privacy protections for the adjacent lot. Engineer AJ Willis, representing petitioner Kevin Farris, said specific house plans are not available at this stage but that the homes will be standard single‑family residences and the town will review building permits. "We don't know what the house plans are gonna be at this time," Willis said. He added that the UDO does not require privacy buffers between single‑family residential lots.
The commission moved and on roll call approved the development plan. Staff and the petitioner clarified that building‑permit review and any neighborhood privacy measures (for example, fences) will be handled later at the building‑permit stage rather than in the development plan approval.
