River Ridge CDD approves redesign work for gatehouses and master signage program

River Ridge Community Development District supervisors on Oct. 22 approved design work for two gatehouses and a master signage program for the Pelican Sound community.
District General Manager Eric Long presented RG Architects, P.A.’s fee proposal to redesign two gatehouses and related elements. The design will include removing and redesigning the main gate, addressing low clearance and aesthetic updates. The Board discussed zoning, elevation certificates and construction implications; Long said the buildings are aging and the CDD must maintain community standards.
The Board agreed to book the $62,500 cost as a reimbursable, to be invoiced to the CDD when financing is issued; design and permitting were estimated to take 12 to 18 months, with construction targeted to begin in 2026. On motion by Kurt Blumenthal, seconded by Terry Mountford, the Board authorized Bowman to retain RG Architects as a subconsultant under standard Bowman terms and authorized the Chair to execute documents after review by District Counsel and the District Manager. The motion carried with all in favor.
Separately, the Board approved Bowman Consulting Group’s landscape architecture proposal for a Pelican Sound master signage program to replace and, in some cases, relocate neighborhood monuments; neighborhood replacement costs are budgeted against Pelican Sound replacement reserves.
Mr. Long will lead gatehouse and neighborhood coordination and Mr. Blumenthal will serve as the Board liaison, with information and renderings provided to neighborhoods as appropriate.
