The Bluffton Planning Commission voted to forward a recommendation of conditional approval for a preliminary development plan for Bluffton Community Hospital, a proposed three‑story, roughly 91,000 square‑foot medical facility within the Buckwalter PUD.
Staff said the 12.52‑acre site would provide 231 on‑site parking spaces (230 required) and includes a proposed helicopter pad and ambulance access. Town staff recommended approval only with conditions: coordinate the timing and installation of a traffic signal with Beaufort County and relocate or provide a remote fire department connection (FDC) or remove landscaping obstructing access prior to final plan approval. "The traffic signal installation will be included with the final development plan submittal, and the FDC will be relocated," staff said as part of the motion.
Russell Baxley, president and CEO of South of Broad Healthcare and Beaufort Memorial Hospital, told the commission the applicant is working with county traffic engineers and has responded to DRC comments. Commissioners approved the motion to forward the conditional approval to town council; final development‑plan review will check the listed conditions before any building permits are issued.
