The Cedarburg Plan Commission approved a conditional‑use permit for Gerber Collision & Glass to build a 16,617‑square‑foot motor‑vehicle collision repair facility at the northwest corner of Somerset Boulevard and Pioneer Road.
Planner Mary described SARB’s recommended conditions: increase the rear fence to 7 feet and make it fully opaque, limit the enclosed yard to short‑term parking for conventional vehicles (no box trucks, semi‑trailers, boats or off‑road vehicles), require landscaped screening along the south fence line and south building façade, reduce light‑pole heights to match building height and mount fixtures with a 90‑degree cutoff, and screen rooftop equipment. The enclosed yard will be paved and striped for 34 vehicles.
Developer Dave Herbeck (speaker 10) said the project has gone through multiple iterations with staff and SARB and that he expects to address the design comments. Several commissioners expressed concern about the south elevation’s lack of street‑facing interest and asked staff to work with the applicant to add glazing or architectural treatment; the commission recommended that refinement be resolved with staff and, if necessary, returned to the plan commission for final approval.
The commission also approved a related sign‑code waiver allowing a ground‑mounted freestanding wayfinding sign to identify multiple businesses on the lot, subject to a sign permit and lighting that complies with the sign code.
The motion to approve the CUP — subject to the planner’s detailed conditions and additional south‑elevation review — carried unanimously.
