The Zoning Board of Appeals approved a special permit for Art and Carol McClintock to construct a 444-square-foot addition at 65 Harrington Street.
Engineer Zach Pesinski of Bracken Engineering summarized the plan, which removes an existing screen porch and replaces it with a single-story addition and a roof deck. Staff reported the property is served by town sewer and lies in a coastal-pond overlay; the proposal increases structure coverage from 20.4% to about 22.1% (22.3% if a required landing is added). The board noted the neighborhood average is about 21.2% and concluded the change was not substantially more detrimental to neighbors.
Conditions attached to the approval included implementing erosion- and sediment-control measures, on-site stormwater management to retain runoff, restricting construction to approved plans, and coordinating any off-site traffic controls with the police department if needed. The vote was unanimous in favor with no votes recorded against the motion.
