Greg Morse described two additions: a garage over an existing paved area that extends into the 50‑foot buffer and a rear addition 90 feet from the bordering vegetated wetland (BVW). Morse said no vegetation would be removed and that the limit of work is defined with erosion control. Commissioners asked the applicant to extend erosion controls along the addition where appropriate, move a temporary stockpile outside the 50‑ft buffer and add a few native shrubs on the wetland side to mitigate the impervious reduction.
Commissioner Penny asked for the erosion control barrier to encompass the full addition and to relocate the stockpile. The applicant agreed to accommodate shrubs and to revise the plans; the Commission continued the hearing to August 3 so members could review the revisions and finalize conditions.
Next steps: applicant to submit revised plans (updated erosion‑control extent, stockpile location and native shrub mitigation) for review prior to the August 3 meeting.
