Board tables 7 Brew site plan at 1593 Walden pending DOT review

Anthony Pandolfi, project engineer with Carmena Wood Design, asked the board for a recommendation on a site-plan approval for a proposed 7 Brew at 1593 Walden Avenue, saying the applicant had addressed earlier site concerns including snow storage and employee parking.
Pandolfi told the board the site includes space in the southwest corner and green space along Pepe Place for snow storage and that large storms would require off-site hauling. “We have some room in the southwest corner of the site as well as some green space along Pepe,” he said.
Pandolfi and Jesse Billinger, director of operations for Brewtopia, described how the two-lane drive-through will operate and how staff will manage queues. Billinger cited experience from nearby openings and the company’s operational fixes, saying the business expects to reduce average service time as operations mature.
Pandolfi said the traffic impact study and queuing analysis were prepared by Passaro Associates and that the consultant concluded the site provides sufficient queuing, noting “We have 35 stacking spaces on this site.” He emphasized that the study is under review by New York State Department of Transportation and that the town building department will not issue a permit without DOT approval.
Board members pressed the team on safety at the nearby signalized intersection and whether the building could be shifted to increase turn distance. Pandolfi said adjacent properties and the small building footprint limit layout options and said the company prefers the building closer to Walden for brand visibility; board members noted curb appeal concerns do not supersede public safety questions.
After discussion, a board member moved to table the site-plan recommendation until DOT completes its review; the motion was seconded and approved. The applicant said it would share the full Passaro report with the board for further review.
The board’s action was procedural: the application was tabled pending external agency review rather than approved or denied. No building permit can be issued until DOT signs off on the submitted traffic analysis.
