The Edmond Planning Commission voted 5–0 on July 2 to forward a planned‑unit development zoning request (Z26‑000005) for West Thatcher to the City Council hearing on July 27. Staff said the PUD would permit a single duplex on the roughly 6,900‑square‑foot parcel and recommended approval.
Public questions focused on site design, drainage and fit with surrounding lots. Todd Oberdeng (104 Hanover Drive) asked how drainage would be handled given a high degree of proposed impervious surface. Joseph Alba Haddali (2215 Mesa Trail) asked whether the units’ front doors and façades would be designed to fit the existing streetscape; he apologized that his father had led the design work and indicated the front doors are proposed to face Thatcher.
A member of the public, Dan O'Neil (101 Stony Trail), asked whether allowing duplexes via a PUD circumvents assurances in existing plats that were created for single‑family development. Staff and the applicant replied that in‑fill PUDs are a common pathway for duplexes in the Edmond plan’s urban neighborhood designation and that public utilities and access are available. The applicant noted drainage will run to the street or alley and that similar duplexes already exist in the area.
Next steps: The Planning Commission’s 5–0 vote forwards the West Thatcher PUD to the City Council meeting on July 27 for a final public hearing and decision.
