Surveyor Mario Focareto told the Salisbury Planning Board on March 16 that the parent parcel at 618 Old Turnpike Road contains 98 acres and that the applicant proposes dividing it into three lots. He said Lot 54‑1 is intended to be donated to the Society for the Protection of New Hampshire Forests under a letter of intent, and Lot 54‑2 would total about 9.29 acres and may be developed in the future.
The board accepted the subdivision application as complete and opened a public hearing at 6:55 p.m. An abutter, Lori Slezek, asked whether the donated lot would be conveyed by deed and whether new owners could be required to allow the existing snowmobile trail that currently crosses the property. Focareto said he would raise the concern with the property owners; the minutes record that the submitted letter of intent included alternate options if the Society declined the donation.
The board voted unanimously to accept a waiver request for wetlands mapping on the parent lot and Lot 54‑1. The board also voted to add a note to the plan requiring that, if Lot 54‑2 is built on, a wetlands plan must be submitted. With that condition specified on the plan, the board moved and passed a conditional approval of the three‑lot minor subdivision for Tax Map 238, Lot 54.
Next steps recorded in the minutes include adding the required note to the plan and updating the file to reflect the conditional approval. The board adjourned at 7:11 p.m.
