The Hudson Planning Commission approved concept and final development plans July 20 for a Marshall's store at 1901 Ward Avenue, submitted by Krauss Anderson Inc.
Staff member (S6) said the project would combine and remodel three existing tenant spaces, totaling about 20,000 square feet, and add about 4,400 square feet on the east side for roughly 24,400 square feet overall. Exterior updates would include paint, stucco and metal awnings; site work would add a loading dock, trash compactor, a wood screen fence on the north property line, a concrete island separating private parking from Ward Avenue, and 117 parking stalls. "Looks like a concrete island will be added to separate the private parking lot from Ward Avenue, and 117 parking stalls will be provided," S6 said.
Commissioners questioned whether the proposed curbing is curb-and-gutter or an island, noting past flooding at the intersection and the presence of a rain garden and undersized grate; staff (S9) said drainage and elevation details can be verified and offered to provide confirmation. The commission moved, seconded and approved the plans with the listed conditions.
Staff will verify drainage and curbing details and ensure required site improvements meet city standards as a condition of final approval.
