Schultz Properties: new mobile homes delayed by wet ground; board presses for cleanup and screening

Gina Holz of Schultz Properties told the Village of Gilman board on July 9 that placement of new mobile homes at the village mobile-home courts has been delayed because heavy rains have left the ground too wet for installations. Public Works Director Dave Kroeplin asked how many water meters will be needed; Holz said meters must be installed by a certified plumber.

Trustees and residents raised concerns about property upkeep. Trustee Russell Baker and resident Derek Romig asked about persistent debris from previously demolished trailers — insulation and steel remain in parts of the site — and urged a more thorough cleanup. Board members also reported complaints about inconsistent lawn maintenance. Holz said Schultz Properties has spoken with its lawn crew and expects improvement.

The board discussed whether to require screening along the border of the mobile-home courts, either a fence or plantings. Holz said she would review the matter but that, where approvals are not in writing, Schultz Properties cannot retroactively change items that predate its ownership. She also told the board she will be in Gilman every two to three weeks and asked that the village contact her directly with concerns.

Next steps: trustees indicated the village could send a written request to Schultz Properties asking for screening or cleanup; Holz said the company would review any such letter. Public Works will follow up on meter counts and the board will monitor cleanup progress at subsequent meetings.
