The Town of Hempstead board voted to add an urgent resolution to the administrative calendar to call a public hearing on Beachwood 829 Merrick LLC’s application to rezone property at the northwest corner of Merrick Avenue and Corporate Drive in Westbury to a planned unit development (PUD).
Town officials described the proposal as seeking PUD designation, changes to article 35 of the building zone ordinance, enactment of paragraph j of section 370 regarding principal permitted uses in the PUD and paragraph g of section 372 regarding requirements for a condominium-hotel (condotel) use. The application also requests master plan review and approval for a PUD master plan.
The board added the resolution as item 52 on the administrative calendar and adopted the administrative calendar (items 8–52) by vote. Town officials did not discuss the merits of the rezoning during the meeting; the addition formally places the application on the town’s review schedule and triggers required public-notice and hearing procedures under town rules for rezoning and PUD applications.
Next steps include scheduling a public hearing for the rezoning application, circulation of application materials for public review, and any required referrals or environmental reviews before final action by the board. The town clerk and planning staff will provide notices of the hearing and post application materials as required by local law.
