Applicant Mohammad Zaber and his engineer, Steven L. Koestner of Koestner Associates, presented a topographic survey (Exhibit A-1) and a site plan (Exhibit A-2) showing proposed grading. The application proposes cutting 573 cubic yards of soil and placing 63 cubic yards of fill for a total soil movement of 636 cubic yards.
Board Engineer John Dunlea asked whether the applicant would comply with the recommendations in the engineer’s report; the applicant indicated they would. Board Planner David Troast identified a nonconforming shed on the property that did not meet the five-foot side and rear yard setback requirements; the applicant stated the shed will be removed to achieve compliance.
Vice-Chairman A. Feorenzo moved to approve the permit and C. Philibosian seconded. The motion passed unanimously.
The decision allows the applicant to proceed conditioned on compliance with the engineer’s recommendations and removal of the nonconforming shed; the board did not list additional conditions in the record.
