Neighbor alleges repeated illegal events at Beavercreek venue, asks county to enforce conditional-use rules

Laura Van Tine, a virtual speaker, told the board the venue Sage and Social in the Beavercreek area has been holding large events without required permits and that she documented roughly 68 events in 2025 and "approximately 200 illegal events so far." She said the venue sits about 300 yards from her home, that music vibrations disturb her residence and that the property violates farm-forest-agriculture zoning and state land-use rules.
Van Tine asked the county to "stop, cease, or halt" the conditional-use permits and to enforce noise and time limits; she said the hearings officer had told residents the venue was not authorized to hold events while its conditional-use permit process was unresolved.
County Administrator Gary Schmidt and staff confirmed the county is aware of an active matter, said they need to follow up and promised to provide updates to the complainant. No enforcement action or revocation was announced at the meeting.
What happens next: county zoning and code-enforcement staff will follow up with the complainant; the board asked staff to report back on the status.
