Commissioners approve rezoning for U.S. 601 sales lot after safety questions; vote 3–2

Davie County commissioners voted 3–2 to rezone about 0.92 acres on U.S. 601 North from R12 (residential) to Highway Business conditional to allow a retail sales lot for sheds and similar products. The parcel was identified by staff as county tax parcel G305000002, immediately north of Main Church Road.
The applicant (Mr. Killian) told the board the proposed lot would be used as a sales location for sheds; some shed inventory would be shipped in from an outside manufacturer and the business would not be manufacturing wood sheds on the proposed site. "We're not hauling them back and forth," Killian said, describing the lot as an overflow/sales location for stocked sheds and saying trucks would deliver directly to customers when needed.
Commissioners asked about safety concerns related to pedestrian crossings and traffic on U.S. 601. One commissioner said the new use seemed similar to other commercial properties near the highway and moved to approve following the applicant's clarifications. "With that in mind... I don't see this being the safety issue that I thought it was going to be to begin with," the motion maker said before moving to approve. The motion to approve was made by Mr. Poindexter and seconded by Mr. Reinegar; the board recorded the motion as passing 3–2.
The applicant was present and answered commissioners' questions about the flow of materials and how the shed inventory would be managed. Planning staff confirmed the application had been approved by the planning board and returned to the board of commissioners for final action. The conditional rezoning allows retail use as requested and will be subject to any conditions recorded in the rezoning approval.
