Commissioners defer decision on zoning‑condition changes at 920 US 801 N after neighborhood concerns

The Davie County Board of Commissioners voted to defer action on a requested amendment to the conditional general‑industrial zoning for a 2.9‑acre parcel at 920 US Highway 801 North.

Planning staff said the applicant seeks to revise longstanding conditions that had limited the parcel primarily to fertilizer/seed sales, and to broaden permitted uses to include a range of general industrial and wholesale activities. The planning board unanimously recommended the amended conditions at its February meeting, but commissioners and residents expressed concern about potential heavy equipment, outside storage and neighborhood impacts.

Neil Cornetzer, who said he acquired the property under contract and is marketing it for a commercial use similar to the recent landscaping operations, described the purchase as speculative and said prospective tenants could include a general contractor who might store grading equipment. "We probably eliminated 40 to 50% of the current uses ... we're really trying to condense that list to something that would be acceptable but closely in line to what the previous use was," Cornetzer said.

Several commissioners asked staff to remove "heavy" building contractor uses from the allowed list and to provide clear definitions of which activities would require indoor storage. Planning staff confirmed that uses listed as wholesale A require enclosed storage while wholesale B can allow some outside storage, and said they would provide the full, annotated list and definitions.

A motion to defer consideration to the next month carried unanimously; staff will return with a written list of permitted uses, clearer definitions of indoor versus outside storage, and proposed conditions such as screening and limits on heavy grading equipment.
