Resident raises water-intrusion concerns; CDD approves template drainage easement approach

An Oak Run resident described moisture and mold under her floor and asked the CDD and HOA to help address ponding and downspout placement.
Lynda Sorensen told the Board that inspections found no plumbing or HVAC leaks and that a floor warranty issue and very high moisture levels were identified. She said rainfall increased and that ponded water at the back of her unit submerged underground downspouts; a foundation specialist recommended installing perimeter drain tiles and 5–10' downspout extensions. "I need help to get the downspouts farther from the home, and to install the drain tiles," she said.
Staff and the District Engineer discussed possible causes, noting the unit’s location and that drainage had not been installed because the area was originally an indigenous preserve and protected by zoning; after rezoning, it became Club land and was not part of the water-management system.
Separately, the Board approved a proposed Grant of Easement for drainage from the Pelican Sound Golf & River Club (PSGRC) to the River Ridge CDD, adopting a template approach. District Counsel Tony Pires said the template can be used repeatedly and specific sketches and legal descriptions will be added each time an individual easement is brought for consideration and approval. The Board approved the template agreement.
