Beach Haven board carries 601 2nd Street subdivision hearing to Aug. 3, approves routine bills and bond returns

The Beach Haven Land Use Board on Monday carried a preliminary major-subdivision hearing for MIH Coastal Holdings LLC’s proposal at 601 2nd Street to its Aug. 3 meeting after staff said one property owner within 200 feet did not receive timely notice of a revised application.
A staff member told the board that revised plans had been submitted and that the applicant asked to carry the application. "The hearing continuation of the hearing for MIH... is now going to be heard at our August 3 meeting," the staff member said, adding that no new newspaper publication or additional 200-foot mailing was required because the applicant’s office had remedied the notice issue.
Why it matters: Adjourning the hearing preserves neighbors’ statutory notice rights under the New Jersey Open Public Meetings Act and allows the applicant to present amended plans in front of the full board.
The board also completed routine business. Members approved previous meeting minutes after noting that Mayor Lambert and another member would abstain because they were not present at the earlier meeting. The board approved bills totaling $5,515.28.
The board approved bond returns, including $834.08 listed to "404 Iroquois," $22,273.47 listed to "404 Iroquois JP JS Pro Construction," and an additional return recorded in the meeting transcript with the amount shown as "800And50." Jamie Alba moved to approve the bond returns and Sherry seconded the motion.
The board adopted Resolution 2026-004 concerning property owners identified in the resolution (Carmine and Lisa, 235 6th Street, Unit A) with a clerical edit requested to note an existing public comment in the resolution text. The board then adopted Resolution 2026-009 to enter executive session; Jimmy Butler moved the resolution and Colleen Lambert seconded it. A roll call was taken and the chair announced the motion passed.
Public comment was opened to the room and to Zoom attendees; no one offered remarks and the board closed public comment before moving to executive session. The chair and staff stated that no formal action would be taken while in closed session and that the board would return to open session to adjourn the meeting.
The Land Use Board will reconvene the continued hearing on MIH Coastal Holdings LLC at its Aug. 3 meeting. The board adjourned following the executive-session return to open session.
