Councilmembers discussed a series of text amendments to the Unified Development Ordinance (UDO) affecting the Circle District and residential density.
Council raised the possibility of lowering the Circle District's maximum building height (now 185 feet) and amending setbacks from zero feet to five feet. Members also expressed interest in limiting multi-family density in certain residential areas to duplexes and in clarifying the land-fill and wall/fence definitions in the ordinance; the town attorney will be asked to review those provisions.
Separately, Council agreed to remove the event-venue use from the Mixed-Use Neighborhood zoning district as it related to 302 Glenn Street (The Cottage), noting the property sale made the prior allowance unnecessary.
The council decided to delay broad UDO changes until after the FMB Circle development receives final approvals, so that any amendments take into account the private project's final form. Staff will pursue text amendments and legal review as directed.
