The Three Forks City Council voted unanimously on Sept. 10 to approve a conditional-use permit allowing the property at 423 S. Main Street to be converted from a single-family residence into a triplex.
Zoning & Planning Board Chairman George Chancellor read the staff report and the board’s recommendation for approval, which included four specific conditions: that all statements in the application become conditions of approval; a two-dog-per-unit maximum; that the basement apartment contain at least two ingress and egress windows meeting International Building Code standards with at least one such window in the basement bedroom; and that parking spots be paved and clearly demarcated. Treasurer Kelly Smith corrected a staff-report detail, noting the basement area is 986 square feet.
Councilman Gene Townsend moved to accept the conditional use permit for Tricia Lowerre, and he specified the Zoning & Planning Board’s conditions be included in the motion. Councilman Buchanan seconded the motion; it passed unanimously.
Justin Buchanan informed the council that the required egress windows are already installed and that paving of parking will be addressed next. There was no public comment on the application.
The permit approval allows the property owner to proceed with converting the main floor, basement and garage into three separate units, subject to the conditions the council attached. The council’s action is final unless appealed per local procedures.
