Council approves developer—onditional-use permit for eight rental units, requires alley paving

The Three Forks City Council voted unanimously Aug. 13 to approve Ken Landgaard pplicant—or a conditional-use permit to build two multi-family buildings with four units each at 410 S. Main (Lots 3-6, Block 28) in the Central Business District, attaching multiple conditions to the approval.

Zoning & Planning Board Chairman George Chancellor read the staff report and summarized the board ecision to recommend approval with conditions: all statements in the application shall be conditions of approval; one dog per unit; removal of the oval island; parking spaces must be shown and designated to each unit on the final site plan; all features must be shown on the final site plan and stamped by a P.E.

During council questions, members raised concerns about emergency access and increased traffic on the alley, whether the alley should be paved and whether garages would accommodate two cars per unit. Mr. Landgaard said the units would be rentals and that rents would depend on financing and interest rates but he hoped to keep them under $1,700 per month. Councilman Gene Townsend estimated additional vehicle trips and urged consideration of paving for safety; Councilman Chancellor moved to approve the CUP with the Zoning & Planning Board conditions plus a final condition that the alley be paved from the new exit to Elm Street prior to occupancy. Councilman Garret Buchanan seconded and the motion passed unanimously.

Mr. Landgaard thanked the council and praised recent community work on the rodeo grounds before leaving the meeting.

The approval requires final engineering-level site plans stamped by a professional engineer and specific parking assignments before building permits or occupancy, and it conditions occupancy on paving the designated stretch of alley.
