The Hot Springs Planning Commission on July 9 approved a site plan (26-149) for a four-unit cottage court at 122 Sanders Street, to be called The Cabins At Hideaway Hills.
Staff said the project met Hot Springs code requirements for cottage court developments, including minimum lot area, setbacks, building coverage, open-space requirements and parking. The planning director read six conditions of approval into the record, including that construction follow the approved site and development plans, the applicant obtain required engineering permits (excavation, stormwater, drainage), provide revised drainage calculations, meet access/pavement-width requirements, and that planning commission approval expire on July 9, 2027 unless extended by the director.
Engineer Aaron Burrows (speaker 15) representing owner Julian Gosley said the project team had worked with city staff, submitted revised plans addressing DRC comments, and expected to resolve outstanding engineering details prior to construction. He said the units are intended for long-term rental rather than sale.
A commissioner asked about likely tenants and lease terms; Burrows said the units would be maintained by the owner and used for long-term rentals. The commission voted to approve the site plan; roll call showed all present commissioners voting to approve.
The approval includes the six conditions read into the record and an expiration date of July 9, 2027, with limited extension authority granted to the planning director.
