Chair says Aroma Joe’s variance approved by ZBA; Planning Board continues review over wetlands and buildable area

The Hillsborough Conservation Commission on July 23 heard an update on the Aroma Joe’s application, including that a zoning-variance request was approved by the Zoning Board of Adjustment but the Planning Board continued the matter to allow the applicant time to submit revised plans that account for wetlands.
Richard Head, chair of the commission, reported that he had attended and testified at the ZBA hearing in which the variance was approved. He also testified at the Planning Board meeting about the site’s buildable area, saying wetlands had not been calculated and shown on the plan. The Planning Board continued the matter to give the applicant time to prepare new plans. Recording Secretary John P. Segedy recused himself from discussion of this matter.
Commissioners discussed the possibility that a subdivided lot could leave a large proportion of the parcel as wetlands, which would limit the buildable area. To ensure the commission’s concerns are heard in further proceedings, Commissioner Roger Shamel moved to authorize Chair Richard Head or his designee to continue attending any further public hearing on the case to express and elaborate on the commission’s concerns; Commissioner Jim Riddle seconded and the motion passed 5-0.
The commission did not take a final vote on any permits at the July 23 meeting. The item will be revisited when revised plans and wetlands calculations are submitted to the Planning Board.
