The Far West City Planning Commission voted to table the conditional-use permit application from G and J (J and J) Automotive after staff and commissioners said the property is not currently approved for automotive repair and will require rezone and site-plan approvals.
Applicant Jimmy (who identified himself only by his first name) described plans for an appointment-only repair shop and said vehicles would be screened behind a fence and stored on a hard surface. "Our goal is to have a repair shop at that facility to help with people's needs ... up by appointment only so that it keeps the traffic down," Jimmy said.
Commissioners and staff raised technical and zoning questions. A commissioner noted the city's ordinance requires automotive repairs to be completed within a fully enclosed building and that parking surfaces be asphalt or concrete; Jimmy agreed to change the lot surface and to install screening. Community Development Director Nate Carver told the applicant the property currently includes a residence and is not zoned for the proposed use; Carver said the owner must pursue a rezone, site plan approval and any necessary UDOT access approvals before a CUP can be finalized. "There are a lot of things that would have to happen before a business of this type could go on this property," Carver said.
After public support for the applicant from neighbors, the commission voted to table the CUP to allow the applicant to work with staff at the Development Review Committee and to return with required documentation.
